Fire extinguisher for a detached house: 34A requirement and selection

HA smoke detector with an inspection is not just for businesses and apartment blocks. In new detached houses, its presence is directly mandated by legislation, and even where the law does not require it, it remains one of the cheapest investments in household safety.

Who is subject to obligation 34A

Decree No. 23/2008 Coll., on the technical requirements for fire protection of buildings, stipulates that new single-family houses, specifically those for which the building permit procedure was initiated from 1. 7. 2008, must be equipped with at least one portable fire extinguisher with a fire-fighting capacity of at least 34AThe designation "34A" indicates the extinguishing capacity of the device on wood logs (fire class A) according to test standards: the higher the number, the larger the fire the device can extinguish.

For older detached houses where construction was approved before this date, this specific requirement does not apply retroactively. However, a fire extinguisher is generally recommended in households: the risk of fire from heating appliances, chimneys or electrical installations does not disappear as the house ages.

The obligation is linked to the date when the building permit proceedings were initiated, not to when you move into the house or purchase the appliance. If you are unsure exactly when the proceedings for your property began, this can be verified in the construction documentation or with the building authority that approved the construction.

Which unit to choose

To meet requirement 34A, one suitable portable fire extinguisher with this or a higher fire-fighting capacity is sufficient: the specific type and size for a given house should be recommended by an inspection technician or supplier based on the household's composition (boiler room, garage, wooden structure, etc.). Generally, the extinguisher should be large enough to be usable by anyone in the household if needed, not just a fully able-bodied adult.

Request for inspection

Are you unsure whether your building meets the requirement for a fire extinguisher? Ask a technician who can also advise on selection.

Where to install the unit in the house

The device is only useful where it can be quickly accessed when needed: not locked away deep in a cupboard or in the basement, an area rarely visited. A proven location is near the entrance, in the hallway, or by the garage or boiler room, i.e., where the risk of fire in a household is typically highest. It is important that everyone in the household knows about it and exactly where it is located.

If the house has more than one floor, it makes sense to consider a second unit on an upper floor where people often spend time (bedrooms, children's rooms): the law does not require this for a standard detached house, but it is a sensible addition beyond the minimum obligation of 34A, similar to a smoke detector.

The cost of a fire extinguisher and its inspection

The purchase price of a device with a fire-fighting rating of 34A varies depending on the type of filling and the manufacturer: a specific offer from a supplier or inspection technician provides the best indication. Subsequent annual inspections of operational readiness and any periodic testing are calculated in the same way for a detached house as for other buildings. We summarise the indicative prices for both procedures in the article. Fire extinguisher inspection price .

Even a domestic appliance requires an inspection.

Buying the device does not end your obligations. For a fire extinguisher to actually function when needed, it must undergo the same operational inspection as one in a company or apartment building: at least once a year, according to Decree No. 246/2001 Coll., and only a professionally qualified person authorised by the manufacturer may carry it out. A device without a valid certificate, label and seal on the discharge valve is not considered demonstrably operational, even if it looks fine externally. We write in detail about deadlines and how the inspection proceeds in the article Inspection of fire extinguishers: deadlines, procedure and who is authorised to carry them out .

If you are also dealing with other shared properties in the building, such as a garage shared with an adjacent apartment block, the article may also be useful. Summary for owners of a detached house

New detached houses, specifically those with a building permit issued from 1 July 2008 onwards, must, according to Decree No. 23/2008 Coll., have at least one portable fire extinguisher with a minimum fire-fighting rating of 34A. Even in older houses where this requirement does not apply retrospectively, such an extinguisher is generally recommended. Whether the extinguisher is installed due to legal obligation or by personal choice, it must undergo the same annual operational inspection as anywhere else; otherwise, it cannot be considered demonstrably operational.
